Once an abandoned building in Spokane’s West Downtown Transportation Corridor National Historic District, today the Pearl on Adams features 35 units of affordable housing, two of which were converted from commercial space to housing. Closed to the public prior to restoration, the sidewalk in front of the Pearl was collapsing, and the area underneath had to be completely rebuilt. Great care was taken to respond to the requirements and provide envelope upgrades including new windows to meet its BuiltGreen 3-star certification.
