Abbey Ridge Apartments

SMR designed the rehabilitation of the Abbey Ridge Apartments, which consists of thirteen two- and three-story, wood-framed residential structures constructed in 1969 and containing 146 dwelling units.

The property is approximately 6.79 acres and includes a one-story leasing office/community building, swimming pool, children’s play area, and approximately 200 parking stalls located on surface lots dispersed around the property, SMR coordinated the specification of new flooring finishes, cabinets, countertops, bathroom accessories, window coverings, doors and hardware, and interior products. SMR also was responsible for specification and selection of new exterior fiber-cement siding (over exterior insulation and rainscreen system) and new vinyl windows, as well as new roofing, gutters, and downspouts at buildings where roofs had not been already replaced. Additionally, KCHA tasked SMR with reconfiguring the leasing office/community building to create a business center for tenants and dedicating an area for storage of tax-credit related documents. SMR served as the Evergreen Coordinator for the Evergreen Sustainable Development Standard (ESDS) and led an integrated design charrette and prepare and submit an ESDS project checklist and Evergreen Project Plan.
