The YWCA Fifth and Seneca rehabilitation project focused on converting six floors of a 1914 community center into permanent housing, addressing the needs of those facing or at risk of homelessness. The core objective was to transform 154 SRO units into 114 studio and one-bedroom apartments, each with in-unit kitchens and bathrooms, significantly improving living conditions. Major upgrades included modernizing MEP systems, replacing the roof and adding solar panels, and implementing seismic reinforcements. The scope included minimal exterior improvements. A primary constraint was the building's historic status that viewed the original 1914 building and the 1950’s alterations as significant. This required careful adherence to preservation guidelines for the façade and all the interior spaces. Upgrading 1950’s MEP systems posed challenges to be sensitive to significant historic features, to avoid existing concrete structure, and to maximize space and functionality. The project presented significant opportunities: directly serving a vulnerable population by providing stable housing and revitalizing a historic landmark. This rehabilitation balances historical preservation with contemporary needs, ensuring the building continues to serve the community effectively. Funding came from the City of Seattle Office of Housing, low-income housing tax credits, Housing Trust Fund, federal Historic Tax Credits, and other private and public partners.
